Today I decided to take a little jaunt on over to Sterling on the Lake, I haven’t driven in there in a while, even though I go pass it all the time to get over to my groomer (a little shout out to Jean the Groomer)! Oh, for you those who are not familiar with the Sterling on The Lake, it is a huge community located in Flowery Branch(easy access to 985 too).  This community is big, really big, so big that you can easily get lost which of course I did but it was cool because it gave me the opportunity to learn more about the community.  For example, I had no idea they had a waterfall, so when I passed the directional sign to the waterfall, I immediately got out of the car and started hiking down the trail.  I was pretty excited and didn’t know what to expect and after corner after corner I finally arrived, unfortunately it wasn’t much, I probably wouldn’t class it as a waterfall, more like a stream going down some rocks(see pic).  But, it was still cool to do the little hike.  After the waterfall, I drove around some more and looked at a few of the homes they had available. I really like the style of homes they built and are still building. They have the exterior stacked stone going on, tasteful colors, nice floorplans, etc..they are done very tasteful.  Again, see pics below to see some examples. 

After I toured the homes I decided to keep exploring to see what other amenities that they have, they actually do have a lake, but it is not Lake Lanier, but a man made lake. It’s actually a pretty decent size, but not big enough for a boat or anything like that but it looks like they have kayaks and canoes to use on it.  They must have it stocked with fish too for fishing but it’s a “catch and release” policy.  But, hey, isn’t that what fishing is all about, reeling in the big one and getting the adrenaline going? 

As I continued along, I noticed a few more directional signs for parks and a children’s treehouse.  That was my first clue that there were going to be alot of kids living in this community, but a treehouse is pretty cool so I definitely wanted to check it out but all of sudden the directionals stopped and I couldn’t find it, I attempted one more time but apparently I was driving to slow because some soccer Mom was tailgating me and raising her fist in the air, so I ditched the plan of looking for the treehouse.  Once I found where I was again, I saw the swimming pool area which had a spiral slide, so of course that peeked my interest.  Even though I am 30 something I still like to think that I am kid inside so It seems like I get very titillated by those type of things.  I parked my car and decided to check it out and the minute I opened my door, the screams of children overwhelmed me and yup, lo and behold, the swimming pool was packed with kids.  So, I snapped a couple of pictures of the slide and got the heck out of there.  I thought to myself as I was driving around, why large communities like Sterling on the Lake doesn’t have adult swimming pools, maybe they do, but I didn’t see any directionals for adult swimming pool so I am assuming that they don’t.

As I was leaving the community I noticed that they just started building townhomes as well.  Again, very stylish and it looks like they are going to put in executive townhomes as well.

All in all I really like Sterling on the Lake, I can definitely see that it would attract families because of the amenities. I think singles would like it as well but I bet they would get more singles if they put in an adult swimming pool!

Prices vary in the community.  You can find a smaller home in the $240k to $300k range or they have large homes all the way up to $850,000.  The yearly HOA fee is at $700 which includes swim and tennis.  Looks like they have plenty of resales available, new homes and lots that you can customize yourself with one of the builders.
